About the project

CTPark Sofia West has inaugurated its second warehouse facility, Sow2, as part of the large-scale industrial project by the international developer CTP. The industrial park consists of five buildings designed under the CTSpace concept, adhering to CTP’s exceptionally high standards for Class A high-bay warehousing. These facilities are specifically tailored to meet the demands of logistics and transportation companies while offering technical adaptations for urban logistics, courier services, and light manufacturing operations.

Strategically situated near the Sofia Ring Road and the Northern Speed Tangent, CTPark Sofia West provides seamless access to Western Europe, Greece, and Sofia’s eastern districts. The location was carefully selected to ensure proximity to the city’s largest residential neighborhoods. Once all five buildings are completed, the park will offer approximately 100,000 square meters of space, developed in line with sustainable construction principles and advanced technological efficiency.

The Sow2 facility has been designed with a strong emphasis on operational efficiency and flexibility, meeting the modern requirements of the logistics and manufacturing sectors. With a clear internal height of 12 meters, a floor load capacity of 5 tons per square meter, and a column grid spacing of 12x24 meters, Sow2 provides an optimal solution for businesses aiming to maximize high-bay racking efficiency while maintaining flexibility for production workflows.

The spaces offer exceptional modularity, accommodating large-scale operations. They can also be adapted to meet specific business needs, including cross-docking operations. The facilities are designed to ensure efficient servicing for heavy-duty vehicles through loading docks, while also providing ground-level access for smaller delivery vehicles.

Mezzanine floors above the loading docks add multifunctionality, making them ideal for setting up office spaces or facilitating auxiliary activities such as product labeling and goods processing.

The building has been constructed to meet stringent quality standards, with flawless execution achieved through close collaboration with the project’s contractors. All buildings within CTPark Sofia West are designed to achieve BREEAM Excellent certification, reaffirming CTP’s commitment to sustainable development and energy efficiency.

High-performance materials and state-of-the-art thermal insulation technologies have been used to ensure optimal working conditions for employees and to enhance operational efficiency. Additionally, the project includes plans to install photovoltaic systems on the rooftops to meet tenants’ energy needs, aligning with goals for green energy and sustainability.
